New owners of Independence shopping center plan upgrades to attract tenants

KANSAS CITY, Mo. (KCTV) - A real estate investment firm is the new owner of an Independence shopping center.

Dormie Capital Partners bought Noland South Shopping Center in June. The six-building shopping center is located near S. Noland Road and E. 44th Street.

The shopping center is 83% occupied, according to Dormie Capital, and houses businesses like Harbor Freight Tools, Baskin-Robbins, Honey Baked Ham and other restaurants and stores.

The investment company said it plans to improve operations and make improvements to the property to add value and attract new tenants. Some improvements may include:

  • roof repairs
  • HVAC
  • parking
  • signage
  • landscaping
  • façade upgrades

Dormie Capital also expects the investment and redevelopment at another, nearby shopping center, to help boost traffic at Noland South.

Owned by Tri-Land Properties, Noland Fashion Square is anchored by a new Price Chopper that will open in 2027.

Wally’s Independence Travel Center is also schedule to open in the future. It is just minutes away at the Interstate 70 and Noland Road interchange. The travel center is also expected to bring new business, and customers, to the shopping area, according to Dormie Capital.
