Here are a few tips:

  • Do not pay rent with cash.  If you can't avoid it, get a receipt.

  • Keep all receipts, canceled checks and money order copies for 12 months or until your lease expires.

  • When a late notice or eviction letter comes, communicate with your landlord.  Document all those conversations with date, time, names of the people you contacted.

  • If you do end up in court, with or without a lawyer, this information will give you a fighting chance to keep your home.
